In this blog, you’ll learn how to do real estate investing marketing for beginners with low budgets. Ideally, your phone will ring off the hook with motivated sellers asking you to take their home off their hands. In reality, it takes work to attract leads for your real estate investing business.
The good news is there are many ways to market to motivated sellers that won’t cost any money at all.
Real Estate Investing Marketing Online
It seems like we can do almost anything online these days, and marketing there is a great way to contact potential sellers. And, once you have a template message, it is simple to take a few minutes each day to send some emails.
Writing a few sentences is all you need. Keep it in a document on your computer so you can cut and paste easily. The gist of the message should just be to ask if the home is still for sale, you are interested, and a way for them to contact you.
Searching online you want to find for sale by owner, cancelled, withdrawn, expired, and active listings. Find the contact information, cut and paste your message, and wait for the calls to come in!
Sites to search include:
- Craiglist
- Zillow, Redfin, and other real estate sites
- Facebook marketplace
- Local websites
I had a student use this method who sent 87 messages. Of those, she got 10 calls and went on seven appointments. So, this method does work!
Networking for Real Estate Investors
Meeting people and networking in your community is also a potential way to find motivated sellers. Some ideas include:
- Joining local organizations or clubs for something that interests you.
- Being active in professional organizations.
- Talking with people when you are out doing errands.
- Introducing yourself to people at your kids sporting event or spouses work party.
The key is not to push your investment business on people, but to get to know them. Who knows, they might be motivated to sell or know someone who is.
Free Local Real Estate Investing Marketing
There are free or very low-cost ways to market in your community by using bandit signs or flyers.
Bandit signs are easy-to-see signs you can put around your community with a simple message and your contact information. Look at local regulations before placing any signs to make sure it is legal in your area, or if there are any restrictions.
You can also put flyers on boards in local coffee shops, stores, or gyms. Again, just a simple message like “I want to buy your house,” and your contact information is all you need.
